Earth Day Grand Opening Set For The Crossing, A Green, Transit-Oriented Community In Anaheim
SARES•REGIS Group has scheduled Earth Day, April 22, for the Grand Opening of The Crossing, the company’s new “green” transit-oriented community of 312 apartment homes in Anaheim, which is smoke-free and a candidate for a top environmental rating from the United States Green Building Council.
“Earth Day is fitting for our special event. The Crossing is the most environmentally advanced community we’ve developed, and we couldn’t be more pleased with the reaction of the apartment market and our new residents. Our apartments are leasing up almost as soon as they’re finished and much faster than we hoped,” said Michael Bissell, president of the Irvine, Calif., company’s Multifamily Property Management Division.
“We set out to develop a green, premium, resort-like apartment community. This one was well into construction when we decided, based on our internal research, that The Crossing also should be smoke-free,” he said.
“With more than 500 tours since we opened and 118 leased apartments, we interpret that as an overwhelming response to the green building features. This is gratifying because, as a development and management company, green building is a philosophy we have adopted for all of our new developments going forward. We are committed to building sustainable communities and the preservation of our environment and natural resources for today’s and future generations,” Bissell said.
The Crossing, at 3530 E. La Palma Ave., is the first residential community in the commercial Anaheim Canyon redevelopment area. It is adjacent to the Metrolink Anaheim Canyon Station and close to the 91, 55 and 57 freeways.
Many leading Anaheim civic leaders are expected to attend the event, including city council members whose environmentally sustainable policies make Anaheim among the most welcoming cities for green projects such as ours, Bissell said. The event is scheduled from 4:30 p.m. to 6 p.m.
Bissell said new residents at The Crossing are attracted by the combination of the property’s greenness as well as its easy access to transportation corridors, key job centers, shopping, dining and entertainment.
The Crossing is a candidate for LEED Silver certification from the USGBC, the industry’s leading arbiter of sustainable development.
Leasing activities began last fall and the first residents began moving in last December as the first phase of apartment homes was completed. Architecturally, The Crossing also is breaking new ground. It incorporates three types of floorplans – townhomes, lofts and flats – with modern, clean lines and an array of materials in a cohesive palette that appeal to urban sensibilities. For example, lofts have a “creative space” inside with a façade that features two-story high storefront windows.
Among the environmental friendly features at The Crossing are: bicycle parking and preferred parking for low-emitting and fuel-efficient vehicles. Inside each unit is a Broan SmartSense System, which circulates and ventilates air for a healthier home.
Since The Crossing is surrounded by business and industry, it was built as an all-inclusive, amenity-rich resort. The leasing center is similar to a five-star hotel. Community amenities include an elegant clubroom that opens to a pool deck, a business and conference center, a screening room, high-tech fitness center, yoga studio, game room and five distinctly themed courtyards. There’s a sports zone barbecue area with two big-screen outdoor TVs, a fireside retreat with cushioned loveseats and an outdoor demonstration kitchen where professional chefs are invited to share their talents and culinary ideas with residents. Apartments at the new community feature an array of luxurious touches and convenient features.
The residences offer high ceilings, hardwood-style floors, decorator two-tone paint colors, central air and heating and pre-wiring for multiple phone and data lines. High-speed internet and digital and cable television are available. The apartments also feature in-home Energy Star qualified front-load, high-efficiency washers and dryers, spacious bedrooms and walk-in closets and wardrobe closets with mirrored doors and storage areas. Gourmet kitchens are equipped with gas cooktops and ovens, microwaves and Energy Star qualified dishwashers and refrigerators with icemakers. Kitchens also feature granite countertops, hardwood cabinets and pantries.
During construction, 94 percent of demolition waste was diverted from landfills and more than 75 percent of construction waste was recycled. Carpets are made of 100 percent recycled post-consumer content. Cool roofs reflect heat. Rainwater flows into capture basins that filter the water prior to draining to the ocean.
Access to The Crossing is controlled and subterranean parking is gated. The Anaheim Canyon Station is the fifth in the 12-station Metrolink line from San Bernardino to San Juan Capistrano. Metrolink riders can transfer to Orange County Transportation Authority buses.
